• Leave the home in the same condition as when you moved in.
• A cleaner performs deep cleaning between stays, but will not clean up messes left behind.
• No parties.
• Guests are allowed during the day; overnight guests are not permitted.
• Absolutely no subletting.
• There is no early termination. After the lease ends, we may continue month to month depending on the situation.

• Keyless entry at the front door.
• One-car garage plus one tandem driveway space.
• Street parking is typically available.
• No HOA.

• All utilities are paid by the owners.
• High-speed internet included.
• Heat and a fireplace; there is no air conditioning.
• Washer and dryer on site.
• Backyard is fenced and maintained by a gardener; outdoor seating is limited.

Sleeping layout

• Three bedrooms with one bed in each
• One room’s bed can expand or split into two
• That same room includes a desk for working

Trash day is Thursday.

• Contact the landlord for any maintenance or repairs.
• Expect a response in less than 24 hours.
• If it is an emergency, say so clearly when you reach out.

• Rent is due in full on the 1st day of each calendar month.
• Rent is considered late if it is not received by the 1st.
• A 5-day grace period is permitted by the lease. If full payment has not cleared by 11:59 PM on the 5th, a late fee applies (see your lease for the amount).

Approved payment methods

1. Avail.co (preferred)

   Schedule payment with a linked bank account (ACH) or debit card. ACH can take 3-5 business days to clear. Payment is only considered received once funds have fully cleared.

2. Zelle

   Zelle is an available payment method. Check with your bank on any Zelle transfer limits before paying.

3. Paper check

   Paper checks are accepted. The check must be physically received by the due date. A postmark alone is not enough.

Strict payment notes

• Cash is never accepted for rent or security deposits.
• A $25 returned-payment / NSF fee applies if a payment bounces or is rejected.
• If a returned payment is not replaced with cleared funds before the end of the grace period, standard late fees apply.
