How to apply
Availability lives on Furnished Finder. Applications are handled by invitation through Avail. Start by emailing us.

Request an application
Email us with your interest, preferred move-in date, and length of stay.

Share contact details
We’ll ask for full legal names, phone numbers, and email addresses for everyone 18 or older.

Complete the Avail application
You’ll receive an Avail.co application covering past residences, employment history, proof of income, and more.

Secure the home
Upon approval, the security deposit equals one month’s rent. First month’s rent and the deposit must clear our bank account before move-in.
Before you apply
Prequalification summary
All prospective tenants 18 or older must submit an application and meet these requirements.
Income & finances
- Combined gross income of all applicants must be at least three times the monthly rent ($16,500+).
- Provide proof of lawful, verifiable income: wages, self-employment, or public assistance.
- Show stable income such as twelve months with your current employer, two years in the same field, or three months of verifiable bank statements.
- No bankruptcy, liens, or judgments within the past 7 years.
Credit
- No unpaid collection accounts (medical debts excluded).
- No accounts more than 30 days late on rent, mortgage, installment loans, revolving credit, education loans, or utilities within the last two years.
Housing & background
- No eviction judgment within the last 7 years.
- Criminal history is evaluated case by case in compliance with fair housing laws.
Other
- No pets and no smoking.
- Background check required.
- Valid government-issued ID required upon qualification and lease signing.
- Prior landlord references for the past five years (or other verifiable housing references).
Deposit equals one month’s rent ($5,500). First month and deposit must clear before move-in. Living policies are on the For Tenants page.
